CURRENT LAND USE: DC: Direct Control (DC 29Z91)

A Direct Control (DC) is a customized land use designation. It has a list of allowable uses and a set of rules specific to a particular property. Most DC designations include a cross-reference to the rules of one of the standard Districts of the Land Use Bylaw.  DC 29Z91 is based on the Residential - Contextual One/Two Dwelling (R-C2) District, but integrates different lot width and lot area requirements, and requires comprehensive plans be submitted as part of the development process.

R-C2 is a residential district that is primarily intended for single detached, side-by-side and duplex homes. Single detached homes in this district may include a secondary suite.

PROPOSED LAND USE: R-CG: Residential – Grade-Oriented Infill 

R-CG is a residential designation that is primarily intended for rowhouses but also allows for single detached, side-by-side and duplex homes that may include a secondary suite. 

PROPOSED PROJECT: Single residential building with four (4) attached rowhouse units. Detached garage structure with four (4) individual garage bays.No provision for secondary suites.

PROJECT VISION: Close to important neighbourhood resources like schools and Community Halls, we want to add four new rowhouse units to give more Calgarians the opportunity to call Killarney home.

CITY POLICY ALIGNMENT: The proposed development is supported by the city-wide policy goals of Calgary's Municipal Development Plan. The Plan encourages the addition of new housing options in established communities, better and more efficient use of existing infrastructure, and more compact built forms in locations with direct and easy access to transit, shopping, schools and other community services
